Welcome to the last quarter of 2025!


As we dive into this vibrant fall season, the tone of the New York market is distinctly optimistic and resilient. Sales volume remains stable, with some sellers becoming more realistic, while the ultra-luxury sector is seeing record-setting prices that confirm a growing, ultra-wealthy audience and a tight supply. The final weeks of the year will undoubtedly be dominated by the mayoral election, which keeps the city on its toes.

Who is buying and selling in NYC?

Sabrina Carpenter bought a Tribeca duplex

for $9.95 million

Sabrina Carpenter has purchased a duplex apartment in Tribeca, Manhattan, for $9.95 million from seller Cassandra Grey, founder of the beauty brand Violet Grey. The apartment spans approximately 2,910 square feet of interior space and includes four private terraces with an additional 973 square feet of outdoor space.


The duplex is located in a landmarked 16-story Renaissance Revival building on Leonard Street, originally built in 1894 by McKim, Mead & White and converted into condominiums in 2018. The apartment features a private elevator entrance, vast floor-to-ceiling windows, an open chef’s kitchen, and a luxurious primary suite with an ensuite bath. Building amenities include a gym, 75-foot lap pool, hot tub, theater, wine cellar, and a landscaped rooftop with cabanas and sweeping city views.

Linden Lane

349 West 51st Street

Linden Lane is a 32-unit residential development in the heart of Hell's Kitchen, offering one- to three-bedroom residences. Developed by Cadence Property Group, the project features design by Architecture Outfit and LaGuardia Design Group.


Situated on 51st Street between 8th and 9th Avenue, the residences showcase oversized windows, European Oak flooring, and custom-designed kitchens. Building amenities include a fitness center, library, landscaped entry garden, and a rooftop with an outdoor kitchen.

Seahorse


Seahorse, the new restaurant from the team behind Lure Fishbar, has opened in the W Hotel in Union Square. The concept centers on seafood, with a menu that includes dishes such as crudos and tuna au poivre. Beyond the main dining space, the project will also introduce a rooftop bar and a lobby bar, adding multiple new hospitality offerings to the hotel.


The Eighty Six


The Catch Group has expanded its portfolio with The Eighty Six, a new retro-style steakhouse located in the former West Village space of Chumley’s and Frog Club. Designed with velvet banquettes and Art Deco details, the restaurant serves a range of beef options, from porterhouse to a cheesesteak with caramelized onions. The menu also includes sides and specialties such as creamed corn pot pie, ravioli with caviar, and cocktails like the olive oil old fashioned.


Soothr LIC


Soothr LIC, located in Long Island City, is the third restaurant from the Soothr team and focuses on dishes inspired by Yaowarat, Bangkok’s Chinatown. The menu includes specialties such as five-spice roasted duck and crispy oyster pancakes, alongside selections carried over from the original Soothr. In addition to its main offerings, the restaurant provides daytime tea service with snacks and features the Sato Room, a speakeasy where Thai sticky rice wine is made in-house.
