Hello, June! Summer is almost here, and June is a prime time for real estate in Tahoe. The Tahoe market is picking up steam! Inventory is rising just as buyer interest gains momentum, and pending sales now account for nearly a third of active listings—a strong signal that summer is off to a fast start. With longer days, sunny skies, and a market full of activity, it’s the ideal moment for both buyers and sellers to make their move before the busy season peaks.


With ideal weather and the lake at its most inviting, this season is shaping up beautifully for both buyers and sellers.

Short term rental update for south lake tahoe

The City of South Lake Tahoe held another City Council Meeting yesterday to discuss the future of Vacation Home Rentals (VHR's). After weeks of public and staff input, the City Council has approved a new VHR ordinance for homes located outside of hte Tourist Core in residential areas.


8 years after Measure T passed (an initiative that prohibited VHR's outside of the Tourist Core), and 5 years after it's full implementation, Measure T was struck down in its entiretly by an El Dorado County judge in March of this year. The City had an opportunity to appeal the decision, but opted not to pursue an appeal. The Tahoe Neighborhood Group, the group that brought Measure T to the ballot, now has the option to appeal the decision themselves, and will likely pursue that avenue.


In the interim, the City has moved forward with a new ordinance to once again allow VHR's in the City limits. That ordinance is set for a second reading at the City Council meeting on June 17th, and if approved, will be implemented on July 17th, 2025.
