July Market Update

The spring real estate season didn’t quite unfold the way we typically expect. Across the Bay Area, we felt the impact of persistent economic uncertainty and higher mortgage rates—which led to a softer spring market than usual. Fewer buyers felt confident jumping in, and that shift is reflected in this month’s data.


That said, it certainly wasn’t quiet across the board. Some homes still sold quickly with multiple offers, and we saw a notable increase in $3M+ sales—the highest quarterly total in three years. In the high-end market especially, motivated buyers are still stepping up for the right property.


The good news? As of early July, we’re seeing signs of improvement. Stock markets have rebounded to record highs, consumer confidence is rising again, and interest rates have started to trend down. If these conditions continue, we could see a more active second half of the year.


For sellers, the right pricing, preparation, and marketing strategy are more important than ever to stand out and achieve the strongest result. For buyers, this market offers hidden opportunities—especially for those keeping an eye on longer-days-on-market listings, price reductions, and homes with potential that may have been overlooked.
