Dear All,

If you haven't been at The Frick Collection recently, to admire Flora Yukhnovich’s Four Seasons 

a new original site-specific mural covering the four walls of the museum's cabinet, this is the time - go there before March 9. Whether you feel it is abstract art or if you see places and beings in this work - the colors of this original masterpiece will transport you to a magical place. No photograph could ever capture its magnificence. As nice as the internet can report about it - art can only be truly experienced with physical, sensuous presence and awareness. Balm for the soul that connects you with the source of your inherent human creativity.

We certainly had enough cold and snow this winter, and now we're all getting ready for spring!

In the NYC Real Estate world, a trend we have been longing for is finally materializing: The 10-Year Treasury dipped below 4%, a major milestone, perfectly timed as we enter the SPRING SEASON OF 2026! Consequently, 30-year fixed mortgage interest rates dropped below 6% for the first time since September 2022. Buyers are coming out of the woodwork, and if you are looking for a 1bd/1ba condo home larger than many 2 bedroom apartments, with a river view and an in unit W/D: Just scroll down a bit!

$1,000 invested in the S+P 500 on August 31st, 2025 - roughly 6 months ago - would be worth around $1,060 today. $1,000 invested in World Liberty Coin on August 31, 2025 would be worth $387 today, about the same drop as the value of BITCOIN.  $1,000 invested in Gold on August 31, 2025 would be worth $1,424 today. $1,000 on APPLE stock would be worth $1,129 today. Spending $1,000 per month on rent would have cost you $6,000 over the past 6 months....of AFTER tax income. Which may help place the valuations on owning a home into a better perspective? Or maybe not.....?
