Sue's News and Views January 2026

Dear All,

Wishing you a New Year with transforming power,

a healthy, prosperous, happy and joyful 2026!

What is public? What is a secret? Does everybody has secrets? How many secrets are ok? What secrets are ok? Does everything have to be public?

In a time of social media, the lines between the public and the personal space have become blurred.

Is this a good thing - or a bad thing?

Since Compass, the largest residential brokerage, sued Zillow, alleging anticompetitive practices related to the "Zillow Ban" that blocks listings marketed privately first, claiming it harms competition and consumer choice, hearings are ongoing in New York over Zillow's listing standards, and if they have been implemented to increase fairness for consumers, or are an antitrust violation, a tactic to maintain Zillow's market dominance by stifling competition and limiting seller choice.

Fact: Historically, there have always been listings that were not listed publicly (for a myriad of reasons): off-market listings, also called whisper/quiet/pocket listings. Fact: You can sell by word of mouth, or your agent has connections with buyers - or with other agents and their buyers.

Fact: When selling your property, you are not obligated to list it publicly - with or without an agent; yet, you will have to comply with NYS disclosure laws.

If you or someone you know can't find what they are looking for on the internet - reach out to me - I or one of my team mates, or area specialists I know, might just have that private exclusive listing you are searching for. The internet is a great tool. A person to person conversation will likely get you further - and that goes for mostly every area of your life. With all the tech blessings nowadays, lets remember how to talk and listen to each other.

**Here's to a promising 2026

with lots of connections and lots of fearless conversations.

HAPPY NEW YEAR!

Warmly,

sue
