Happy July!


I hope everyone is enjoying the summer!

The last month's interest rate hike led to the cancellation of 17% of the escrow nationally. 

I experienced two cancelations myself, but one is already back in escrow. Another just hit the market today after completing needed repairs. 


I just returned from two and half week trip to Japan. Seeing my parents after three years was really a treat. And I met  Kumi's parents for the first time as we start dating and got married during the Pandemic. 
Meeting in-laws after the fact was a little awkward, to say the least. They loved me in the end(!), but I don't recommend it except under extreme circumstances like a Pandemic!

Thank you to all my clients, I was again selected as top 1.5% agents in the US. That is a considerable feat that I am proud of. 
Without support from my clients, family, colleagues, partners, and Compass, I could not have done it. 

I feel really grateful.

Kona Market Update 
July 2022

Single Family Home

The inventory jumped this month.  There were only 47 homes on the market a couple of months ago, but the inventory increased to 88 active listings by the beginning of July 2022. The pace of sales is also down quite a bit (-28.3%).

As Hawaii is in the peak summer season, the number of pending sales has increased in the last three weeks. 


July Market Trend (since July 1st)
# of Active Listings: +12.5%

# of Pending Sales: +19.7%


Condominiums

The pace of sales is down considerably (-37.8%) but the median price is still going up. The inventory has increased over 40% this month but is still 25% of what it was Pre-Pandemic.
The inventory is shrinking again in the last three weeks.

# of Active Listings: -14.0%

# of Pending Sales: +6.9%

The inventory is still meager, but we are definitely starting to see an increase.

The Real Estate Refresh Has Arrived


The most recently published housing data (May 2021) showed the real estate refresh has arrived, as active listings posted sizable gains for the first time in three years. Active listings rose 5% last month, the biggest increase since March 2019. Meanwhile, new listings were up 6% annually.
