Dear Friends, Life happens. A job change, a new baby, a devastating hurricane - sometimes the timing of a housing move is not flexible. And even when a move is discretionary, hitting the absolute top of the market (for sellers) or the lowest price point (for buyers) is impossible. Much like the stock market, every day brings new data, participants and offerings. Those offerings prepped well, priced properly and presented expertly will entice participants at or above the strike price, especially when competition is limited in their category. Every investor evaluates the impact of external factors - interest rates, inflation, recession and more, before buying. Currently, in real estate, these factors are creating some price sensitivity, leading to more discerning and cautious buyers. Yet in our hyper-local market in Fairfield County, demand still exceeds supply. Should interest rates continue to rise, we anticipate a slowdown in demand. However, if rates stabilize, creating a new normal at ~6%, we anticipate that sellers sitting on the fence will decide to make a move and inventory will rise, giving us a more balanced market in 2023. If the Fed changes course and drops rates ahead of the spring market, we would expect the buying frenzy to return. Watch interest rates, including those on adjustable rate mortgages, here. Yes, a house is a significant investment.
