October 2021: Manhattan


  • The average sale price was $1,360M, +23% vs last year (prices are up)
  • The median sale price was $840K, +12% vs last year (prices are up)

  • Inventory levels were -30% vs last year (buyers have fewer choices)

  • +14% more contracts were signed vs last year (more sales are happening)
  • The average discount was -4% below the list price (there is still some price negotiation)

Everything Green Soup


I love green soup in the winter as a substitute for a cold salad;  This recipe from Goop.com is a great one, with 

an organic broth base, plus broccoli, leafy greens, onions, garlic, leeks and celery. I often modify based on available organic vegetables and my preference for flavor (i.e. coconut oil, shallots, ginger root, turmeric root, cauliflower, carrots) and if you make a large batch, it's great to keep refrigerated and heat as needed for a quick meal. handheld immersion blender is ideal for blending in the pot.

How Christy Turlington Burns Gets It Done


Christy Turlington Burns shares how getting into running became a way to engage with others and support her nonprofit Every Mother Counts.

This weekend will be her 10th NY Marathon race, and I love that she will be running with her teen daughter this time.  

On staying motivated, she says
