2021 was one of the most active real estate markets in recent memory with buyer demand continuously exceeding the supply of homes for sale. Interest rates were still very low and thus prices rose as a result of the imbalance.
Employment, GDP, and household-wealth indicators point to what will likely be another active year. Many believe real estate to be a hedge against inflation, and an excellent long-term investment generally. Some pressures though that may impact the fast pace are rising interest rates, a volatile stock market, and political events which can affect energy prices and global economies. However, in the Bay Area at least, buyers do not seem to be significantly affected by these factors. And increasing interest rates often motivate buyers to act sooner rather than later. But sellers should not wait to market their homes if they plan to sell this year. We have an advantage at Compass of having information from our colleagues about properties that are coming soon, which we share with our clients. Many of these properties sell before before going on the general market. Once the spring selling season - typically the biggest of the year - really gets underway we will have more information which we will share with you in our next newsletter.
