December started with Mauna Loa Eruption, the world's largest active volcano. Luckily, the lava flowed north and did not cause any damage. The eruption, fortunately (unfortunately for those who wanted to see the lava), was very short-lived. |

| | Kilauea Volcano also stopped erupting, so it is all quiet and safe here on the Big Island of Hawaii. It was remarkable to see LIQUID EARTH. The energy and the dramatic sight are hard to explain in words. |

And this week, the first snowstorm of the season hit the Big Island. Mauna Loa is now covered with snow. It is inspiring to see the mountain, which was glowing red two weeks ago, covered with majestic white snow. Where in the world can we see red lava and snow in the same month? |

Ellison Onizuka International Airport (KOA) has the highest percentage of ON-TIME flights(88.89%) and the lowest percentage of flight cancellations(0.49%) out of the 100 busiest airports. KOA also ranked ninth lowest for air carrier delays. WOW. I did not expect this! |

Existing-home sales declined for the tenth month in a row in November, according to the National Association of REALTORS®. All four major U.S. regions recorded month-over-month and year-over-year declines. Total existing-home sales waned 7.7% from October to a seasonally adjusted annual rate of 4.09 million in November. Year-over-year, sales dwindled by 35.4% (down from 6.33 million in November 2021). "The principal factor was the rapid increase in mortgage rates, which hurt housing affordability and reduced incentives for homeowners to list their homes. Plus, available housing inventory remains near historic lows." Total housing inventory registered at the end of November was 1.14 million units, which was down 6.6% from October, but up 2.7% from one year ago (1.11 million). Unsold inventory sits at a 3.3-month supply at the current sales pace, which was identical to October, but up from 2.1 months in November 2021. |

While we hear rapid softening in some parts of mainland, the Kona market is faring well. Both of our new listings went into escrow before they even hit the market, and our buyer clients are still struggling with multiple offer situations. However, the market is different from spring 2022. Sellers need to be flexible, and quality marketing is critical. The number of active listings and pending sales are up a bit this month compared to the previous month. The monthly supply is 3.7 months. 6 months' supply is considered neutral. The inventory is still 57% of 2019. |

Below are 30-year mortgage rates(national) for the last two years. The 3% rate surpassed 7% in November. The rates are now at the low 6%. The rate was 6.75% when I first purchased a house in the early 2000s. But of course, the price of homes was much lower. Affordability is a big issue. |

The inventory is increasing steadily, and the sales pace is slowing down. The pace is down 44% compared to the prior month and 66% compared to the previous year. The monthly condo supply, which has been extremely low, is now up to 3.6 months. It is almost the same as the single-family home market. 3.6 months worth of inventory is well within Seller's Market territory. |
