Jay Street is a quiet, almost dreamy cobble stone street in TriBeCa, a neighborhood once housing warehouses and storage facilities for the shipping commerce, which has transformed into a vibrant and hip neighborhood with fascinating loft spaces, great restaurants and upscale services at your fingertips.


Labor Day brings everyone back into the city, and the market is picking up, with supply even slightly higher than at the same time last year. Median DOM (Days on market) is 58, negotiability between 2.6 an 4.4%, and it might very well stay low. The numbers approach historical averages - so, nothing surprising to report at this point.

Due to the high rent level, purchasing property as opposed to renting has again become worth a thought - or a calculation, respectively. It can vary a lot depending on location - rendering the rule of thumb that if you intend to live here for two years or longer, it's worth considering owning instead of renting, still valid. Building your own equity - instead of contributing to your landlord's - could make a tremendous difference.
