"It's no surprise that I still get asked the question 'How is the market?' And my answer is still the same. Inventory is low and the demand to be in Sea Isle City remains high. In the sale market, there are only 41 residential units currently listed for sale on the island. However, the difference between now and a few months ago is that I am beginning to see the first signs of the appreciation rate leveling off. Let me be clear, this does not mean that sale values are going down, it just means that they are not going up as fast. On the other hand, I am still seeing our rental rates continue to climb. Years ago, when our rental inventory was high, the "last minute" rentals would often negotiate a better price as an alternative to the house remaining vacant. However, the rental market now is the opposite. The low inventory and continued demand are pushing the mid-summer weekly values up. Fortunately, Laricks Real Estate has just listed a few new properties for rent, so we have some additional availability." ~Dustin Laricks |

The conforming daily average rate survey has the FNMA 30 year fixed rate at 4.90%. Again most of our market in Sea Isle is JUMBO rates. (loans over $647,200) Our JUMBO rates, while very low compared to the competition, are going up on 4/14. Our rate will go from the current rate of 2.875% (2.916% APR) to 3.125%.
