In observance of Memorial Day, we come together to honor and remember the brave individuals who made the ultimate sacrifice in service to our nation. Their unwavering courage and selflessness have left an enduring legacy.

Memorial Day is also the kickoff of the unofficial summer season

in NYC and Eastern Long Island

with

many upcoming lazy, hazy days!

As for the current real estate market in NYC: it’s tight. There are not many properties available for sale in numerous sectors of the market. Some buyers have just decided to delay their purchase while others continue to watch & wait, ready to pounce when the property they are looking for appears on the market.

No matter your perspective, it is not an easy market to navigate. Properties that are on the market are either selling quickly or expiring or lowering prices to find the sweet spot for their particular property.

It is not a market that is created or operating equally.

However, if you have been thinking about selling or even had a difficult time selling in the recent past or last year, now might actually be a really good time to place your property on the market given

the

lack of inventory.

Buyers have pretty much recuperated from the shoulda-woulda-could

as of having missed the crazy low rates and have accepted the fact that even the slightly higher current rate is nonetheless low enough to be able to move forward on their home-ownership desires.

If you are thinking in this direction, give me a ring. Of course, you will need to find a new place to purchase…which could be a slight challenge, depending.

I am doing a stay-cation this weekend in NYC and am available if you wish to discuss.

Have a wonderful holiday weekend and

take a moment for remembrance

on this Memorial Day!

As always, you know where to find me!

Best,

Congestion Pricing and Confusion

Any congestion pricing plan must be implemented responsibly, with full consideration of its effects on vulnerable communities and the environment. The Metropolitan Transportation Authority’s plan promises anything but that.

The projected increase in traffic and pollution along the F.D.R. Drive, concentrated in an area with many low-income residents that is already designated as an Environmental Justice Area by New York State, is deeply concerning.

Equal Rights Amendment tossed on NY ballot,

but an appeal is expected

A judge in Western New York on Tuesday knocked a proposal known as the Equal Rights Amendment off New York’s November ballot, dealing a likely temporary blow to proponents of the measure to add new constitutional protections for reproductive rights and against discrimination.

The ruling from state Supreme Court Justice Daniel Doyle, a Rochester-area Republican who presided over the case in Livingston County, marked a win for Republicans seeking to defeat the ballot proposal by any means necessary.

Just last March the MTA announced $100 million in renovations heading to Chambers Street station and 190th Street station, but they’re not stopping there when it comes to subway station repairs!

The MTA recently announced the next round of Re-NEW-vation subway upgrades, and this time it involves the spring cleaning and sprucing up of 13 stations across NYC.

The MTA’s Re-NEW-vation Program is one of the major initiatives in NYC Transit’s Faster, Cleaner and Safer plan.

Here is what the Battery is going to look like

in a few years

By 2026, the Battery in downtown Manhattan is going to look pretty different, courtesy of the $200 million, city-funded Battery Coastal Resilience project that broke ground earlier this week.

Part of a larger effort that seeks to protect the area from climate change-related issues—think storm surges and rising sea levels, among others—the project involves the rebuilding and raising of the wharf promenade in the Battery, which was originally constructed by in the 1940s.
