Not coincidentally, the wedding anniversary of my beloved spouse and I falls on the Summer Solstice in June, also known as the longest day of the year in the Northern Hemisphere, I love the sunshine and the seasonal uptick in real estate activity. I also enjoy feeling this sweet summer energy infuse creative intentions with increased opportunities for manifestation. June is also recognized as LGBTQIA+ Pride Month, National Homeownership Month, and the month in which Father’s Day and Juneteenth falls. All these imprtant themes feel very harmonious with the work that the Honolulu Board of Realtors’ Diversity, Equity, and Inclusion Committee focuses on, and I’m deeply grateful to acknowledge and celebrate the importance of Fair Housing Law and working to ensure the American Dream is available for everyone. Housing affordability will struggle for the rest of the year, thanks to high mortgage rates and scarce inventory, according to Goldman Sachs. The investment bank revised its forecast for home prices to 2.2% decline in 2023, from its previous forecast of a 6.1% drop in prices. "The tug of war between poor affordability and tight inventory will continue," strategists said in a note on Monday. "While we are cognizant of the tailwind from tight housing supply, we expect affordability will likely stay poor, ultimately pushing prices lower in 2023." |

| | Sales Volume of O‘ahu Homes Picks Up Month-to-Month, Still Down Compared to 2022

| The sales volume of O‘ahu homes improved month-over-month, rising 26.0% for single-family homes and 4.3% for condos in May. However, closed sales declined 23.8% for single-family homes and 36.3% for condos compared to the same time last year.
The median sales price for a single-family home ($1,109,000) was 3.9% below the current record set in May 2022 ($1,153,500). Similarly, on the condo side, the median sales price dipped modestly by about 2.2% from $516,500 in May 2022 to $505,000 in May 2023.
Single-family homes and condos spent two times longer on the market than last year at 21 and 20 days, respectively, compared to 10 days in 2022. However, more single-family home sales closed at the full asking price or more than in the past seven months.
