Hey Friends,


Oh boy! Where do I start.... 

We are all feeling it right now. A bit of deja vu. I know everyone is feeling anxious right now.  I sure am but we have been here before and we made it thru.  This time we know a lot more! That gives me a lot of peace in these pretty nutso times.  We get thru this together as New Yorkers always do! 


Plus as we head toward the end of the year, there's so much to celebrate. Even as we brace for what the 

omicron variant may have in store, New York City has re-emerged and strengthened in so many exciting 

ways. The real estate market is charging along. (Hello! More apartments were sold in Manhattan in the 

third quarter than at any other time in the last 32 years!) Meanwhile, city planners are looking toward a 

better future for the environment, with changes that might start in your kitchen (oof).


But before we begin, I'd like to kick off my last newsletter of the year by acknowledging that I am overwhelmed with joy for and by my clients, friends and family who trusted me and my team this year

. We had our best year to date and I wanted to rattle off a few accomplishments... and to show the diversity of our business.

23 Little Things That Prove NYC is Back!

I know, I've said it over and over again. In fact, I'm sick of saying it … but New York City has had the greatest comeback of all time, and this list 

of reasons why is too good not to share. Brunch is bananas, the subway is chaos, and the dating apps 

are trash? Yep, that sounds like NYC in all of its most glorious and full swing. Even better, tourism has increased sharply and 

Broadway (yeah and shoutout to my amazing wife, Sherisse who starts previews this week for Music Man) is bright again. For us New Yorkers, none of this is surprising in the least. Shooooot I've been 

screaming No. 23 from the rooftops since April. Of course, it's effin' back, because, well ... it's New York and don't you ever forget that!

No More Gas Ovens?!?! 

The New York City Council has voted to prevent fuel-burning systems in new buildings and most gut

 renovations starting in 2024 for small developments and 2027 for larger buildings. The ban includes 

natural gas, propane, and fuel oil, meaning buildings will need to install all-electric heating, hot water

systems, and kitchen appliances. The change is expected to significantly impact emissions in colder, 

bigger cities like New York. In fact, heating and hot water systems alone comprise 42 percent of New

York City's greenhouse gas emissions.

 As an avid cook and someone who is extremely concerned with the environment, I do have tremendous mixed feelings about this.  I do know now would be a good time to invest in induction range companies.


Planning Your Next Megamansion?

Sometimes an opportunity or listing comes my way that is so interesting and special that I simply must share. 

Such is the case with a row of three Greek Revival-style townhouses being offered for sale in Greenwich

Village for a combined $46.495 million. Totaling roughly 20,000 square feet inside, the 

homes sit within a row of 12 contiguous rowhouses built in 1840 on West 11th Street between Fifth and

Sixth avenues. If combined, the resulting megamansion would be 65 feet wide with a massive backyard

and plenty of room for every imaginable amenity. Sound far-fetched? Napster and Facebook founder 

Sean Parker is currently combining three townhouses just one block south.


MY NEW YORK CITY – LIGHTS, CAMERA, ACTION EDITION!

This is fun! 

If you are a fan of both movies and New York City (if you are not maybe we should break up), then spotting your favorite urban streetscapes on film just got a bit easier

. I just found this wonderful article: Vulture's fantastic maps of local 

movie locations. The first map sharply contrasts the difference between the vast number of 2018-2019 

film shoots with the pandemic shutdown of 2020 and re-emergence in 2021. In a second interactive

map, X marks the spot for 50 iconic NYC movie locations, from The Royal Tenenbaums home in Hamilton

Heights to the sweeping Coney Island beachscapes in "Brooklyn." Of course, scene-stealers like the 

Joker's stairs in The Bronx, the Godfather mansion in Staten Island and the Ghostbusters firehouse in

Tribeca all get nods, but so does nondescript Cortlandt Alley, which has racked up an astonishing 24 film 

credits in just the last 10 years. Check it out!
