Dear All,
My year begins promisingly with closings of two heart projects: Assisting my acting master teacher's in selling her home in Weehawken NJ, and the purchase of buyer clients (and theatre performer colleagues) of a NYC pied-à-terre. People who have been in my life for decades and have been passionate theatre companions throughout the years. Congratulations to both, thank you for reaching out to me, and thank you for your trust! The house in Weehawken was listed by a R-team member who's licensed in the state of NJ. Another important update, implemented on January 13, 2025: Before we show properties to interested buyers, buyer's representation agreements are required, nationwide. These will lead to more transparency, with the side effect that it will strenghten the relationship and trust between client and agent. What has been customary for seller clients, and for buyer clients in around 20 states already for years, has now become a national requirement. If you have any questions about this new provision - reach out, I'll be happy to share more specifics and answer your questions.

The Fed left its overnight borrowing rate at 4.25%-4.5%. Investors had anticipated this pause after three consecutive cuts since September 2024. Inflation remains somewhat elevated; the unemployment rate has stabilized at a low level in recent months, and labor market conditions remain solid. They need to see real progress on inflation or weakness in the labor market before more cuts. The 10-year Treasury dipped.... (CNBC) "If what you’re hoping or wishing for is an interest rate at 4%, or housing prices to drop 20%, I personally don’t think either one of those things is remotely likely in the near term,” - Lee Baker (CNBC)
* We're approaching the spring market and already seeing promising new listing activity. This is a great time to buy, before inventory will decrease, as trends research shows. The rental inventory has sunk to a historical level already. with th highest demand in Brooklyn and Manhattan. The city's housing crisis is hitting low-income people the hardest, with the vacancy rate for apartments below $1,650 per month being less than 1%. In 2025, rent prices may increase by up to 3%. The increased inventory of new developments in Brooklyn and Queens should help stabilize the city's rental market and slow rent growth.
