“Whoever has saved the life of one soul, it is as if they have saved the life of all humanity. The mighty earthquake in the lands of Turkiye and Syria have made us wake up to the message of life and death which we are constantly being told in this world of ours. As we see the unimaginable scenes of families and children
struggling to breathe under the weight of buildings and floors, bodies buried in what was once their happy homes, it is clear how this is a test of our humanity and our faith. And we should never ever give up or despair and never give up hope. It is we who survive the need to act now with hearts of compassion and charity. May God bless all the people who are working to retrieve every possible soul from the weight of this disaster. Whoever can help must do so, because where there is death and destruction, there is also life and building to do. Please do what you can to carry on the good work and send your help and donations to the charity of your choice.” - Yusuf / Cat Stevens (2/9/2023) |

34 years ago this month I began my career in NYC residential real estate. I am happy to say, I am still standing, still learning and still very much engaged. |

| | Besides the landline, fax machines were the main means with which to communicate. Email came on the scene in the mid-90s as Internet Mail, later renamed Outlook. Mobile devices were not yet in wide use and property listings were on index cards. •A 30 year mortgage rate (February) was 10.65%. •David Dinkins was elected as the city’s first African American Mayor. •Seinfeld began its historic run. •The Yankees finished in 5th place at 74-87. But I was still a loyal fan! |

About 30% of all foreign buyers in the USA come from Canada, Mexico, China and India. 35% of foreign buyers choose Florida and California, both sunshine states. No, most foreign buyers are not billionaires or oligarchs! 70% of these buyers came from business or personal contacts. Foreign buyers represent less than 2% of all existing home sales annually. In 2021 less than 1/3 of the volume of sales happened compared to 2010. 31% of Chinese buyers bought in California and 10% in New York, and they had the highest average price point at $1 million. 44% buy all cash. And 44% bought these homes as vacation homes. 58% of Canadian buyers bought for vacation purposes. Just 3% of foreign buyers called on their own or walked into an open house. READ @ NAR. |

The greenery floors and a casino and a giant Ferris wheel constitute a splashy vision. CURBED has the scoop. |

|
| | In November, the vision for those empty blocks along the East River in Murray Hill was revealed. 3 big towers with open-to-the-air amenity spaces partway up, all facing a broad green hill crowned with an enormous Ferris wheel. There will be a 1,000-room hotel and a performance space as well as a museum devoted to the history of democracy, which is a cute enough way to marry hard-core capitalism with social relevance. |

| Travel in a 1940s Train Along the Hudson River |
| If you thought the term “red-carpet treatment” came from Hollywood, think again. The phrase actually began with railroads in the early 1900s, when the New York Central used crimson carpets to direct people boarding its luxurious 20th Century Limited, which it eventually advertised as “the most famous train in the world. Now, the luxury train is taking off once again—and you can be on board. Read Smithsonian Mag. |

Chef Babette Interviewed by Rich Roll |
| Born and raised in East LA, Davis spent much of her childhood unwell. She suffered from allergies, eczema, & asthma. Her mother was a single parent who often worked 2 or 3 jobs. “I had to endure some unpleasant situations,” she remembers, “so along with the physical illnesses, I saw abuse in my family, and I am a victim of child molestation myself.” A strong work ethic and a vegan diet aren’t the only things that keep Davis going. She tries to work out 4 times a week with her trainer - and 3 additional days on her own indoors or out. |
| Hers is a compelling and inspiring story. Click HERE for the interview |
