The single-family home market started to cool with closed sales dropping 15.1%, while the demand for condos remained steady with closed sales rising 15.1% compared to May 2021. 1) 723 Kapulena Lp: Just SOLD for 17.3% over asking! How did we do it? We professionally marketed this property and were present for every single showing! That’s important when conveying the positive aspects of the home. We found a great buyer who offered $310,000 over asking! First appraisal came back too low but we stuck with our buyer and they got a second appraisal and made it happen. Best part is they gave my seller a FREE 2-month rent back so he can stay in his home and take his time packing up and finding his next place to move to!

2) 164 Puiwa Rd: We helped our buyers purchase this property $100,000 less than the original asking price and even got them a $7,400 credit to help with electrical repairs! Some of the best deals are found by looking at the OLD listings that have been sitting on the market. This one was listed for 4.5 months before we put it in escrow. They way technology is setup nowadays, most buyers only look at the NEW properties as they come on the market but if you do that, most likely you will have to bend over backwards in your offers. Sometimes it’s better to deploy the opposite strategy.

3) 923 Kapoho Pl: Our buyer fell in love the minute she saw this Mariners Ridge view. We secured the property for her along with a $96,000 closing credit from seller to buyer for repairs!

Google has announced development of a new "immersive view" feature for Google Maps.

Homebuyers might find this tool useful to get an ariel view of neighborhoods and communities where they are searching for a home.

The images in this view are computer-generated from the combination of Google's satellite and street view images.

Immersive view would only be available for a few markets during its initial release.
