Sue's News and Views October 2024

Oh how quickly the summer ended! And here we are again - it's fall.

That also means the season with more indoor fun - like theater, concerts, museums - of which are plenty in NYC! Scroll down for my NYC events calendar, curated for you especially, by me.

On the real estate front we have some exciting news I'm sure you have already heard or read about: The FED has begun the process of monetary policy normalization, on September 18, 2024 it cut interest rates by 0.5 percentage points - more than expected - to a range of 4.75% to 5.00%. Two more meetings are scheduled this year in November (right after the elections) and in December, and many predict the Fed will lower rates further.

In consequence more inventory will appear on the market - and more active buyers, as well! We're expecting a very busy fall market.

 Mortgage rates are already down 25% off their highs. But beware: Those waiting for 2% mortgage rates are delusional.


Despite the Fed approving a half percentage point reduction in its baseline short-term borrowing rate, Treasury yields - that impact mortgages - have been moving higher..... many attribute this to a rebalancing of expectations (CNBC)

The NASDAQ is up 126% and S&P 500 is up 92.5% in 5 years. Those invested in the equity markets (most people in the US, that includes individual investors and those who benefit from pension and retirement funds, both private and government) are substantially wealthier than they were 5 years ago. Those who own a home (over 60% of the US) that is for most their biggest investment, have increased their wealth by about 33% on average in the past 5 years, as homes - an outstanding hedge against inflation and essential need - have seen solid value escalation, too. (CNBC)

The Great Elephant Migration

A herd of elephants has descended on New York, making their way down the cobblestone streets of the Meatpacking District in what’s being hailed as the largest outdoor public art installation in the city since Christo and Jeanne-Claude’s The Gates in 2005. Colossal!
