The press was abuzz a few days ago, announcing one of the priciest commercial real estate deals in U.S. history. Google is ramping up its New York City presence with a $2.1 billion office purchase on Manhattan's West Side. New York is already home to Google's largest workplace outside of California. And its workforce in the Hudson Yards area will soon expand to 14,000 workers.
Google’s tremendous vote of confidence in Gotham is taking place as more and more folks are bidding adieu to their pandemic exodus and returning to New York. With vaccinations on the rise and our economy continuing to reopen (bravo, Broadway!), residents are heading back in greater numbers than pre-pandemic levels.
Google is committed to the future of New York.
And so are giants like Disney, Facebook, Amazon, Apple, LinkedIn, Netflix. The biggest names in tech - as well as leaders in entertainment, finance, fashion, and hospitality - are all expanding their Manhattan footprint. They’re here for the City’s creative vitality. Unmatched talent pool. Inspiring resilience. Everything that makes New York City like no place else. Big business is making a full-time commitment to the power of New York, even when a hybrid work model is the best-case scenario for the future.
All these people need a place to live.
Happy to report, I’m seeing a real positive impact on Gotham’s real estate activity. The hefty inventory of new-build condo residences is shrinking, as buyers take advantage of generous concession offers…that are becoming a bit less generous. Major new residential developments are on the horizon in Manhattan and Brooklyn - both condos and rentals. Classic co-ops are fetching top-dollar deals once again. And the high-end of luxury is experiencing an uptick in contracts signed.
No need for a search engine…
While we turn to Google for just about everything, the “return” of New York is right before our eyes. I’m feeling more confident than I have in many months about the intrinsic strength of our real estate market. Good vibes worth sharing. Good reason to stay connected.
