| Most Homeowners Have Mortgage Rates Below 6%, Prompting Them to Stay Put |
| Close to 90 percent of owners have a mortgage rate below 6 percent, the report from real estate brokerage Redfin showed. And nearly one-quarter have mortgage rates below 3 percent. This has prompted many buyers and sellers to stay put in their current homes. “High mortgage rates are a double whammy because they’re discouraging both buyers and sellers, and they’re discouraging sellers so much that even the buyers who are out there are having trouble finding a place to buy,” said Taylor Marr, Redfin deputy chief economist. |

| | More baby boomers are becoming homeless: ‘It takes just one crisis’ to push someone onto the streets |
| People aged 65 and older are the fastest-growing group of people who are homeless and their ranks will peak by 2030. This daunting forecast comes amid escalating rents nationally, stubborn inflation and a potential recession that compounds woes for baby boomers who have minimal savings for retirement. It also comes as traditional workplace pensions are increasingly rare and workers must rely on the savings they have accumulated through their working lives. About 27% of people who are 59 or older have no retirement savings, according to a survey from Credit Karma. |

| My 1st Marathon in 5 Years Was a Success! (PIC: Olympic Oval, Lake Placid: Crossing the finish line on 6/11) |
| Well, the last one in 2018 didn't really count as I was a DNF at mile 25...long story. It's taken this long to get back and I hope it's here to stay. NYC is the next 26.2 then possibly the Philly Marathon 2 weeks later with 9 races between now and then! The race was a blast, a really beautiful course. Adirondacks, so not surprising, the hills were brutal.
Final time, 4:32, which is my slowest but I'm happy to be back. I actually finished 155/348 of marathon finishers so not too shabby. Another 700 ran the half. Lake Placid Marathon. |

| | | | Why are you unhappy? Because 99.9 percent of everything you think, and of everything you do, is for yourself — and there isn’t one. For the first time in history, the findings of scientists in the West strongly support, one of the most fundamental insights of the East: that the individual self is more akin to a fictional character than a real thing. Why does all of this matter? |

| Doc: Squaring the Circle (The Story of Hipgnosis) |
| Hipgnosis went from making LP covers for their mates to establishing themselves as the driving force behind visual identities of some of the most popular artists of the 1970s. Their methods were unconventional but they were fearless visionaries who artfully manipulated photographic images long before computer graphics became ubiquitous.
