Here is the latest from the Big Island!

 

It has been a busy November! 

Last week, I traveled to Austin, Texas, to attend a biannual COMPASS RETreat which over 3,000 agents gathered to share knowledge and create a network. It was my first real travel in TWO YEARS!

As you know, Austin is known for outstanding food, great live music venues, and its general weirdness. Also, many famous high-tech companies such as Tesla and Amazon are opening offices there. The city was very vibrant and the brisket was GOOD!  I feel powerful as ever with Compass! What a great four days.


Unlike Texas, Hawaii is still under very tight restrictions, but we are seeing fewer cases of COVID, which is promising. The total number of hospitalized COVID patients in the Big Island was only five today!

KONA Market Update
November, 2021

Although we are in the shoulder season, the market remains very active. 

The peak selling season for Hawaii is winter between December and March. The semi-peak season is summer. 

September to November is the slowest time because of fewer visitors. However, we are not seeing much seasonal effect this year.


The number of active listings went down again this month. There are 84% fewer condos on the market and 57% fewer homes for sale than a year ago.


Of 88 homes sold since October 1, 2021, 40 homes sold higher than the asking price.

And of 66 condos that sold since October 1, 2021, 34 closed higher than the asking price. 
Supply and Demand are not in balance.
The median prices have reached a plateau for now, but this does not mean the market is slowing down. 

Hawaii's best season is yet to come. We had crazy summer, and many expect it will be crazier this winter. 
We need to mentally prepare!
