Harvard educated economist Laurence J. Kotlikoff shared these words of advice as it relates to growing wealth and real estate:

1. Strive to own your home, not rent — and try to buy in cash. This is particularly the case if you’re a moderate to high earner. Having more of your money packed in your home is a way to shelter it from federal and state asset-income taxation.

2. Owning a home can reduce longevity risk. Renting a home when retired for the rest of your life runs the risk of rent hikes without the possibility of your fixed income increasing. When you own, home prices can soar or collapse, but you’ll be insulated since you are neither buying nor selling your home.

3. Your perfect home may be far cheaper several time zones away. Or it may be someplace with no state income tax, no state estate tax, and no state inheritance tax.

4. Measure the cost of your moves. Sometimes the savings are outweighed by the cost.

Bentley increased car sales by 31% from 2020 and a record for the company.  Porsche's sales rose 11%. BMW sales in the US grew 21%. Lexus was up 11%. Rolls Royce sales surged 49%! Tesla outsold Mercedes Benz in the US. There were no chip shortages.

Palm Springs has seen monumental growth in median sale price, rising to $710,111, a 25.4% increase for November 2021, compared to November 2020. At a 29.7% drop, Palm Springs’ decrease in year over year inventory for November 2021 is more than double the national average decrease of 13.3%.

Too tall trees with shallow root systems can be a hazard: Live oaks, Live maples, Crepe myrtles, Flowering Dogwoods, Southern Magnolia and Cypress trees are highly wind resistant.
