Awesome photo of Napali Coast. During the summer months many people kayak and swim down the coast early in the morning when the ocean is calm. You can see dolphins and fish along the way.  Locals will swim to the shore at Hanakapiai Beach and hike back to Ke'e beach.

 Kauai Real Estate Market Update

First Half 2022 Real Estate Report

This report compares the first half of 2022 with the same period in 2021. Overall takeaway is that there are 23% less number of sales this year than last year with a median price increase in all categories (land, condo and homes). The report also breaks down market activity by 4 distinct geographic regions in each property category and provides Kauai-wide statistics.

30 & 60 Day Market Comparisons

30 Day Snapshot (see left insert) 


Over the past 30 days there were 49 price reductions on Kauai compared to 14 from the previous 30 day period. There were 69 new property listings put on the market in the past 30 days compared to 42 during the previous 30 day time period. Interestingly, 73 properties went into escrow during the past 30 days compared to only 30 from the preceding time period yet there were 81 sales on Kauai over the past 30 days compared to 98 sales from the previous 30 day time period. Also more sellers increased their list prices during the last 30 days than the prior period.

Using these metrics, we have more inventory coming on the market with more price reductions which appears to be creating more current escrows and sales have slowed down over the past 60 days. Although sellers are increasing their prices that doesn't necessarily translate to properties selling at these increased prices.
