Tis the season for optimism, opportunity, and a chance to review the past year and prepare for the upcoming one. What is something you are happy to have accomplished in 2022? For me, I was surprised and grateful to have received such positive feedback from my fellow Honolulu Realtors who tuned in to a 3 hour webinar on discrimination and steering in Long Island that I co-hosted with Pulitzer Prize winning journalist Bill Dedman and another agent. I also moderated a panel on how to uphold Fair Housing Law and serve our local clients with integrity, sensitivity, and inclusivity here in Hawai'i. In 2023, I hope to facilitate more spaces where people can have these important conversations in a supportive environment. |

| As 2022 draws to a close, real estate report predicts recession, housing shortfall in 2023 |
| Housing affordability and the ongoing housing shortage has been a topic of intense scrutiny over the last few years—especially in large metro centers. Driving these conversations, there has been an unprecedented rise in rental and real estate costs across the United States. As 2022 draws to a close, the latest market report from the New York-based commercial real estate firm Newmark doesn’t paint an optimistic picture for cities in the coming year. “Housing remains undersupplied, with a 400,000-unit shortfall in 2021, when comparing single-family and multifamily completions to new households established,” reads the “United States Multifamily Capital Markets Report.” The lack of housing supply, in turn, “has resulted in an annual average effective rent growth of 13.5 percent.” Meanwhile, interest rate hikes enacted by the Federal Reserve to combat rising inflation have driven the 30-year fixed-rate mortgage average to a 40-year high of 6.7 percent. This represents a 122.6 percent increase over last year’s rate, and further adds “to the elevated cost of single family homes,” the report says. In correlation, as rates have climbed, “mortgage applications have fallen 65.3 percent year-over-year as of September.” |

| | Price Reductions Increase Amid Sluggish O‘ahu Home Sales |
| O‘ahu’s single-family home and condo markets experienced a significant year-over-year decline in sales, falling 48.2% and 43.4%, respectively. The median sales price for a single-family home rose 9.5% to $1,149,500, while the median sales price for a condo dipped 4.0% to $480,000 compared to November 2021.
The number of single-family homes and condos sold over the original asking price dropped significantly, falling 73% and 68%, respectively. More active listings underwent price adjustments in November 2022, with approximately 46% of single-family home active listings and 36% of active condo listings experiencing a price reduction at some point during their time on the market.
Active inventory continued to build across Oʻahu, with single-family home supply more than doubling in the Central Oʻahu, the Ewa Plain, Leeward, Pearl City, and Waipahu regions compared to a year ago. The condo supply increased in all regions except Diamond Head and Pearl City.
