Sue's News and Views

August 2022

Dear All!

It's summer. It's hot! And the light in New York City is still magical - as in this image taken in Tribeca a couple of days ago. TRIBECA - next time you visit, look around. Savor the historic architectural diversity of this beloved and friendly downtown neighborhood. Tribeca lofts are the standard-bearer for that style of home; sitting within their landmarked cast-iron building exteriors, they have become objects of adoration and aspiration. More about Tribeca lofts in my upcoming September Newsletter!

We are in a normalizing market in NYC. Pending sales are on a record high, DOM (Days on Market) are at 51 days. While the median listing discount is a very low 2.6%, monthly contract activity is neither below nor above, but precisely at the historical average.

Active Listings Price Reductions in the last 30 days in Manhattan: 15.03%.

Rentals: Increasing inventory and still rising rents, concessions are waning.

Needless to say, these are all averages, and there are differences in each market and submarket in NYC. For your questions about a specific market - don't hesitate to give me a call!

Expect the market moving seasonally slower in August like every year, and look forward to September where new impulses are certain to evolve.

And finally a recent quote on the dreaded R-word:

" Is there risk

of a recession? Sure, but even if we’re in

one, it’s going to be quite mild. The

financial foundation of America is as

strong today as ever ” (Larry Fink, BLACKROCK)

Happy summertime and stay cool!

Kind regards,

sue
