Sea Isle City Market Value Update

Dustin's  Market  Minute

“Will we see a lot more houses coming on the market this fall”? This is a question that I have been asked a lot lately. Unfortunately, I don’t think so. I usually have several homes hitting the market or preparing to hit the market at this time of the year. However, that’s not the case this year. In short, most homeowners don’t want to leave the island. My prediction is that we will see a continued low inventory for the foreseeable future.

“Are houses still selling”? That’s another question that I have been asking a lot lately. Fortunately, the answer is yes. In just the past 14 days, 8 units went under contract in Sea Isle. Those units are:

2401 Landis asking $2,600,000

 6600 Central North asking $2,295,00

 6600 Central South asking $2,295,000

·

 1

12 48th asking $1,699,000

 142 76th asking $1,589,000

 223 83rd asking $1,499,000

215 45th asking $1,225,000

 8008 Landis asking $975,000

The overall market in Sea Isle City is maintaining a low inventory and high demand. If you are looking to sell, now is a great time to call me. If you are looking to buy, please don’t hesitate to call me when the right house for you hits the market.

Mike Jamison's Mortgage Minute

This fall hopefully we will see a little less volatility in the mortgage rate market. The Federal Reserve made an aggressive policy plan to bring down inflation. While that would normally lead to mortgage rate growth

, most lenders have already accounted for the Fed’s rate hikes. Because of this, many experts believe mortgage rates will be less volatile and a little more predictable for the rest of the year.

I feel the more stable rates will help to alleviate buyers becoming “spooked” when getting mortgage rate quotes. The market is competitive enough without rates increasing as dramatically as they have r

ecently. As always there are many political and economic wild cards that could change the market. If you have any questions, please give me a call.
