Q1 2022 Market Report

The Greater Boston housing market continues to struggle with an inventory crunch across the single-family, condominium, and multi-family markets. 

Bidding wars are common in the most active price points in the market, which means many properties are trading for tens or even hundreds of thousands of dollars over the asking price. Because of the low inventory, prices are highly unlikely to level off in the next quarter, despite rising interest rates.


One of the biggest challenges we have faced this year is working with sellers who are “stuck.” These are homeowners who want to sell but aren’t listing their homes because they can’t find a suitable property to buy. Some solutions that can work for both sellers and buyers include 

making the sale of a home contingent upon finding suitable housing or providing for a temporary rent-back after the closing.

Buyers in the Greater Boston market must be prepared, both financially and emotionally, to jump in quickly and make strong offers. That said, we remind our buyers that the primary goal is to make a decision that is best for the long term.

An eight-day celebration, Passover marks the liberation of the children of Israel from bondage, and their subsequent exodus from Egypt. The Passover seder is a meal following a specific ritual order, retelling the story of the exodus, and including prayers, songs, and special food. Many Jews refrain from eating chametz (bread or wheat/grain products) for the duration of the holiday.

Ramadan, the ninth month of the Islamic calendar, is a very sacred time for Muslims. During this time, many Muslims observe a strict daily fast from dawn until sunset. Fasting is a private act of worship engendering nearness to God, as well as a means to empathize with those less fortunate. The fast is broken at sundown with a meal called iftar, often shared among family and friends.


Easter Sunday is the culmination of Holy Week, and is the most sacred day in the Christian calendar. This is the day Christians commemorate the joyful resurrection of Christ three days after his death. As with so many religious celebrations, Easter usually ends with a festive meal, which also marks the end of the Lenten season of fasting and penitence.
