"First I want to thanks for all the efforts that Chao has made to help us buy our house in the West San Jose, with a great deal in the hot market. We had been contacting with Chao since mid-2019 before we moved to the Bay Area, and we were considering to buy a house but knew very little about the Bay. Chao was very patient and knowledgeable to answer all our questions about the community, neighborhood, schools and traffic of each area that we were considering. We moved to the Bay at the end of 2019 and aimed to purchase a house by the end of 2020. And then the Covid broke out in March and after working from home with a toddler in an apartment for a while, our desire to buy a house with a yard was stronger. However, so many people share the same thoughts with us. With so many potential buyers and such limited supply in the market, the bidding war was very intense. We started to tour in June and there were so few houses with fair conditions on the market (especially west SJ), and every time when there was an OKAY house, the seller would be able to receive multiple offers to sell the house at a very high price. After observing for about a month and watching the bidding war, we kinda lost our confidence in buying a house with our limited budget, however Chao still kept his patience and professionalism to tour every single new house in the market, AND he would analyze the pros and cons of each house and NEVER pushed us to offer or bid. For the houses that we showed interest, he always communicated with listing agencies to collect more information and helped us go through the disclosures. I was very impressed with his work. Finally right before the Labor Day there were a few houses on the market in the same price range, Chao thought it was a great opportunity for us — AND HE WAS RIGHT. With his communication strategies, we finally heard good news AND we were not even the highest offer. The house we finally bought is in a better condition than most of the other houses we toured, and the price is much LOWER! We couldn’t be more happier. All of this couldn’t come true with Chao’s help. I sincerely recommend him to everyone who is consistently buying a house in the Bay Area. Definitely the best agent in the area!!"

"Chao is professional, patient, and capable. I found his articles about new constructions in the bay area and was impressed by his data-driven analysis and insights. It was obvious he didn't copy and paste content from somewhere else, so I decided to give him a call to learn more about the trends. He analyzed our situation and came up with a plan. Later, we executed the plan well and found a place we love. During the offering stage, Chao demonstrated his outstanding negotiation skills. The strategy and pricing he proposed led us to a huge win. (48K lower than seller's listing price!!!) As the first-time buyer, the whole process was a mysterious box. "We originally planned to buy a new construction home and just need an agent to help us write up simple offer, so we contacted Chao. Eventually we changed our search scope to be resale homes in one of the most competitive area in Bay Area (Palo Alto/Menlo Park/Los Altos) and we were lucky that Chao was our agent. Chao is very professional, he doesn't push but does the homework thus the properties he shared with us were all spot on. When we decided to make an offer in just two weeks we started search, Chao answered all our questions promptly, and stayed up till 2am to prepare the offer to ensure it submitted for offer review timely. He provided great tactics to strengthen our offer but not over bid. He also has strong negotiation skills that helped our offer won and the negotiation with seller later as the situation changed dramatically after coronavirus spread in the U.S. He went to the house to walk through for us via video when we didn't want the whole family including two young children all going out in the 2nd week of shelter-in-place.
