Chris was highly proactive in helping us with our search, which was especially useful in the incredibly hot Denver market. For instance, he was constantly communicating with selling agents around other offers and any other details related to making an offer that would help make me a competitive buyer.
Guidance on Denver market
Chris gave us a lot of guidance on the Denver market and the steps we would need to take to make a successful offer. As an example, my original lender couldn't turn my loan around from prequalification to preapproval to make an offer on my desired property. Chris introduced me to his lending agent, who was able to get me prequalified same-day and make a successful offer!
Land strip addition
The property I have now bought is great but it needed a bit more land! Chris negotiated with the seller (who was also luckily also the owner of the neighboring property) for a strip of land that really makes the yard a lovely large space, for a minimal price. I was so grateful for how smoothly Chris made this process go; buying a house is stressful enough without figuring out a separate land transaction on top. Chris really went above and beyond in this area.
Knob and wire concession
The electrician discovered a couple of last minute electrical issues during his inspection remediation visit. This wasn't terribly shocking as I was aware this is an older house that I intend to renovate. However, Chris immediately negotiated with the seller and got me the full cost to fix the issue as a concession on our purchase price. It was so great to have him take care of this final issue for me and assure I came into closing smoothly and stress-free :-)
