"I met with Deb a year ahead of putting our home on the market. We had built a lake house in North Carolina and we had started to move furniture into the home when it was completed in 2018. Our home in Reston had been our home for almost 30 years. We had done some remodeling updates etc but I wanted to start the conversation early to give us enough time to prepare the house for what looked like a robust selling market. The discussion included the pros and cons of a variety of work/upgrades that would yield the best returns on our investments. Deb was invaluable throughout the process. As the date approached to market the house, Deb was extremely helpful in staging the home. As I mentioned, we had already moved our favorite furniture so we needed to repurpose the remaining furniture to fill the rooms. Again, Deb was there moving furniture, rugs, pictures etc. so the house was warm and inviting to potential buyers. She even shared a picture of hers to hang in the nursery/playroom designated for my grandchildren. The room needed a ā€˜little something’ and she had that something to add. Deb was very accessible...emails, texts. FaceTime, and phone calls were always responded to in a timely fashion. The house went on the market and sold in 3 days, and I have no doubt that Deb’s preparations and hard work contributed immensely to the sale! Her diligence didn’t stop at the sale, she was available throughout the closing process too, which has its own set of rules and regulations. My husband, John, needed an apartment after the sale, to continue working in the DC area and Deb was active in locating just the one we needed. John and I highly recommend Deb for any and all your residential needs. Her work ethic, commitment to her clients and her professionalism is unsurpassed! " - Karen F.

"This was by far the best experience we have had selling a home! I totally attribute it to Debbie's professionalism, contacts within the industry, and creative vision with staging etc. Our house sold in just one weekend at a price exceeding our expectations. She definitely knows the market - including complicated HOA inspections. Couldn't have been happier with our choice of Debbie Anguizola as our realtor! " - Mona and Michael

"Debbie worked tirelessly with us through the selling and buying process. Her local knowledge, patience (with us!) and willingness to go the extra mile are what set her apart from other realtors. She helped us stage our home for selling and helped art direct the photo shoot which is so vital in getting our home sold these days (which she did in under 3 days!) Even after our home was sold, Debbie has helped us with recommendations for local vendors from painting to great shopping tips. We highly recommend Debbie and would not hesitate to recommend her." - Heather and Dwight

About Debbie

After eight years as a Realtor®—and more than 18 years living in Reston—I know this to my core: real estate is never just about houses. It’s about people. Their stories, their timing, their dreams, their chaos, and occasionally their ā€œlate-night scrolling turned into dreaming about a house they couldn’t shakeā€ moments. I’ve helped friends, neighbors, and total strangers (many of whom became friends) reach their real estate goals. And over the years, I’ve learned that my job often includes being a negotiator, project manager, interior designer, and part-time therapist… sometimes all before lunch. And that’s exactly what I love about it!

With a bachelor’s in Psychology and a master’s in Integrated Marketing Communications from Northwestern University, I bring a strategic and analytical mindset to every listing and every offer. Before real estate, I worked in marketing research and communications, so positioning homes, interpreting data, and crafting a plan that actually makes sense are deeply in my wheelhouse. I love the blend of data, strategy, and human behavior—especially when it comes to pricing homes, navigating multiple offers, or decoding buyer behavior that makes zero sense on paper.

I’ve relocated across the country multiple times, so I know how overwhelming buying, selling, and starting over in a new place can be. When I moved here from Chicago, I didn’t just find a house—I found my community and my people. I want to help you feel at home here, too. My goal is to guide you through the process with clarity, good information, and just enough humor to keep things light.

And while real estate is a huge part of my world, it’s not the whole picture. I’m also:

  • A Mom of three — enjoying every part of life here in Reston with my kids, from pre-school to high school and sports to theater
  • A Girl Scout cookie troop leader — bringing unparalleled expertise in logistics, inventory management, and negotiating with adults who pretend they don’t want cookies.
  • A French pastry enthusiast — happily taking on recipes with more steps than a home inspection report.
  • A runner on Reston’s trails — that’s where I process life and embrace the quiet.
  • A sideline cheer-er for soccer, swimming, and now musical theater — and I’ve finally learned what ā€œoffsidesā€ means.
  • A community volunteer — always ready to pitch in when the community needs hands.
  • A Reston fan ā€” armed with recommendations for restaurants, fun events and hidden trails.
I'm licensed in Virginia and Maryland and a Platinum Top Producer with NVAR (Northern Virginia Association of Realtors). I am proud to help clients move confidently -- whether it's your first home, your forever home, or something in between. If you're looking for a guide who brings strategy, honesty, empathy, and the occasional pastry, I'm your person.
