"Did Sumina exceed our expectations? Not only did she exceed those expectations, she exceeded exceeding them! So, we had some repair amendments, normal stuff. The buyer wanted to hack off a couple of grand. She said, \$500. I have 7 other offers on this house, 2 of them in cash. What do you want to do here?\" Well, not exactly like that, but you get the idea. They went with the $500. Great, right? But wait.. it gets better! Their lender was late in getting paper work in, like almost a solid week late. She charged them $200 a day for each day the lender was late. So, not only did she really get that $500 reversed, she got us $400 more! You can't beat that with a stick! But you know what? She did! The day of signing, the title company messed up the paper work (she had documentation on hand showing they'd been supplied with the right information, booyah!) so it looked like it wasn't going to get done that day either. I took off for work, she hammered out a deal right there and called me back. Got signed and headed out the door. The bad part was I had to miss lunch to make it to work on time. "I will take the time to tell you about my experience with Cheri. I rarely do this unless the services or products I receive have reached a new high (or more commonly, new low.) I first went to the Compass site while still living in Virginia, 6 months before my family and I arrived in Austin. It was the website that won me over from that far away. I submitted my information so that I could create searches to assist me in researching the Austin market. I am used to getting a call from someone within a day or so asking me what my timeline, budget, etc. is and when informing them that I am not doing anything right now, never hearing back. I received the same call from Cheri but she asked better and more related questions. I don't remember them now, just that I noticed how fine tuned her questions were. She didn't change tone or skip a beat when I told her that we wouldn't be in the Austin area until mid-summer, or that we really didn't know much about what we were after or what we could afford. I knew that the market was much stronger in Austin, and in particular in the Oak Hill area where my job was going to be. She sent me information and stayed in touch appropriately over the next 6 months, not too often nor not too long a time between calls or emails. Cheri really helped me prepare for what I was going to see when I got here. During this time there was another agent that I was talking to who said he specialized in an area of Dripping Springs that we were considering. He is the best friend of the son of a guy that does a lot of business with my uncle. I didn't know an agent in the area so I figured I would meet him and see. Three times I tried to meet him or see a house and he was not available that day or at any time I was available; I never did meet him. Also I could tell that he was either newer to real estate or that it wasn't his full time job. He provided us with lots of information that seemed to show us exactly what we were looking for. Upon arriving I went to this \perfect\" community and found that I had been completely misled. The houses were great but the roads weren't paved or sometimes even there! I had to go into 4 wheel drive to get out the neighborhood! Who sends clients into places like that? Cheri on the other hand told it how it was. If a house was wrong she said so, if a neighborhood didn't match what we discussed she said so. She knew my real budget and she knew technically feasible budget. I wanted to spend about a third less than I could have because I only wanted to do a 15yr loan. Cheri showed me two homes that didn't fit the budget for a 15 year loan (at my request). She also accepted my wife's and my belief that \"what is meant to be, will be.\" We were looking at a very nice little home that fit our budget completely. It needed very little and was in one of my chosen neighborhoods. She actually showed it to us three times. I just couldn't move, something wasn't right. I had reservations about the yard mostly. We were never pushed nor made to feel that we would lose out if we didn't jump. At this point I wasn't pre-qualified either, which brings up another point that just thoroughly pleases me to tell you about. While in Virginia and then after I got here, I told Cheri what my credit was, what money I had available and what I wanted to spend. I also told her that I would run my credit only one time, when I was convinced we could buy it an area we wanted to be and when a house was available. It means a lot to me to be believed and trusted. I know that was probably against her gut feeling and honestly I wasn't sure if she would represent me with this stipulation but she did. Ultimately we found a house and she got us under contract the day it hit the market. Then her being a real estate professional came in. And the profession part showed after the contract was written. (it showed all along; anyone can talk a good game but when the ball flies...) There were several issues that came up relating to the home itself that she was able to guide me through, recommend ways to modify the contract so that the seller and I both got a good deal (my deal was better though) and moved into closing in 30 days. This is our 4th house and the smoothest process from contract to close even though it happens to be the most challenging due to the home itself.
