Juanita recognized that as an out of town buyer, I had limited flexibility to be available for showings etc., and she willingly worked around my schedule. I could only be in Austin for a day or two at a time, at different times in the week, and over the course of the month or so we worked together, I know we looked at homes on any given day of the week from early morning to early evening. If Juanita takes time off, I'm not sure when that is! After we met and discussed my particular requirements in having a multi generation household, she quickly assessed what I needed in floor plan, square footage etc., and tailored the search to only those homes that met the criteria. There was no wasted time and every home we looked at would have met my needs. What I was most impressed with, and grateful for, was Juanita's recognition of what I \wanted\" beyond just what I \"needed.\" As I was shopping in a hot market, homes often had contracts within hours, not days, of coming on the market. Such was my case. I made an offer on a home that had been on the market less than 24 hours and I would have been quite satisfied to live there even though it wasn't my dream house. I signed an offer sheet mid morning on a Monday, and then left Austin at noon for work travel. When I arrived mid afternoon at the Detroit airport, I had a message from Juanita that a house had just come on the market that she thought I would like better. To make a long story short, she was correct and that's the dream house I ended up buying. What was so incredibly impressive to me was that Juanita already had my signature on a contract for a different house. She could have just closed the book on me and moved on to her next client. Instead when she saw a house she knew I would like better, she made the extra effort to contact me, and then followed up with a smart phone video and description of the floor plan etc. I agreed with her assessment, and combined with the trust I had in her judgment, I made an offer sight unseen! Moving forward, the sellers had multiple offers on the home and my initial offer was rejected. All potential buyers were given a 24-hour period to submit their final offer. During that time Juanita pulled sales records for similar homes and we jointly assessed where my final offer needed to be. Once again she accommodated my work travel schedule and we finalized our offer at 9 PM via telephone from my Chicago hotel! Her work was spot on and the independent assessment on the house at closing was within .25% my offer. Once the house was under contract, Juanita took care of everything. I didn't make another trip to Austin until the close. She arranged the inspections, minor repairs, negotiations with sellers on items to be left in the home, made certain the close was at a time I could coordinate with work travel etc. etc. Her work after the sale was every bit as thorough and professional as her work prior. Buying a home can be a stressful experience, but this purchase was by far the smoothest of any I've done, and I attribute much of that to Juanita's efforts.
