It's the first question I ask. Because whether you're selling a home you've owned for decades, buying your next one, or planning a move to Miami, the price, the timing, and the strategy should all serve a larger purpose: what you're trying to accomplish.
Today, anyone can ask AI about the Miami real estate market and get prices, trends, and recent sales in seconds. That information can be useful, but it doesn't tell the whole story. It can't always explain why two homes on the same street sell for very different prices, which sales truly compare to yours, or whether now is the right time to make a move.
That's where my work begins.
I've been in real estate since 2005. My career started in Orlando, buying, managing, renovating, and selling homes. In 2013, I brought that experience to Miami, where I now work with buyers and sellers across Coral Gables, Coconut Grove, Miami Beach, Pinecrest, Key Biscayne, South Miami, and the surrounding luxury residential markets.
Having owned, repaired, and sold properties myself, I learned to look beyond the photographs and the asking price. I pay attention to the details that can change a property's value, the public records that help tell its story, and the market evidence that supports a decision.
I've also sat on both sides of the negotiating table. I know how buyers interpret a price and what sellers hear in an offer. That perspective shapes how I approach every conversation, whether we're preparing a home for sale, evaluating a purchase, or deciding whether it's worth moving forward at all.
I don't believe good advice means overwhelming someone with information. Some clients want to examine every comparable sale. Others want a clear conclusion and an explanation of what to do next. I adapt to both. What doesn't change is my responsibility to be straightforward about what the evidence supports.
When I give you a number, I'll show you where it came from. When I don't know something, I'll tell you. And when I believe waiting makes more sense than acting, I'll say that too.
