Ligia Chacon

Ligia has more than 19 years of marketing experience earned within multiple international companies along with a strong background in communications, psychology and residential staging. She has been actively involved in the real estate industry for more than 16 years where she has operated as principal in several transactions across the U.S. 

Prior to moving to The Woodland, TX, her path took her to several countries in Latin America, Europe, Asia and many cities around the United States. The exposure to different styles expanded her knowledge of the real estate arena and gave her the sensitiveness needed to work with clients from around the world. She is fluent in English, Spanish and German. 

Ligia serves The Woodlands, Tomball, Magnolia, Conroe and Spring areas in Texas. In Florida, she serves Weston, Pembroke Pines, Miramar, Sunrise, Ft. Lauderdale and Plantation. She works with a wide range of clients, from all levels of residential buyers, sellers, tenants, landlords, from first-time to luxury real estate to investors.

Her focus on effective communication, attention to detail and integrity resulting in smoother transactions, all of which has contributed to her success. She brings decades worth of practice in selling, negotiating, communicating and attending to her client’s every need. One of the most important aspects of her business is cultivating lasting relationships with clients. Clients like her professionalism, work ethic and ability to make herself available regardless of their schedule.

They also observe her careful and diligent manner in handling their investments.

To help clients to obtain top dollar for their homes, she recommends necessary updates, remodeling or staging the properties. By combining a precise level of industry knowledge with high quality marketing and professional photography, she presents every property she lists in its best light. She looks at properties as if she was buying them for herself. Ligia handles every transaction with her clients’ best interests at heart.

She enjoys educating clients of the process of buying or selling their home so they can make well-informed decisions and understand market data, pricing, negotiation, inspection, appraisal and finally the closing. “Education is key” she says, “the more knowledgeable the client, the better the transaction”.

Ligia is a member of the Houston Association of Realtors, the Miami/Ft. Lauderdale Association of Realtors, the National Association of Realtors and the National Association of Hispanic Real Estate Association. A skilled negotiator, she has also earned several industry designations: The Accredited Staging Professional™ (ASP™), The Short Sale & Foreclosure Resource (SFR), The At Home With Diversity (AHWD), Senior Real Estate Specialist (SRES) and e-PRO.

She holds a degree in Marketing with a major in communications from Elmira College, NY with Summa Cum Laude honors.

Raised in El Salvador, Ligia learned the real estate business while working at her own investment company, buying and selling remodeled homes prior to licensure.

Outside of work, she supports several local charities. She enjoys traveling, reading, listening to music, and spending time with her family and close friends.
