"Lily Clason is an EXCEPTIONAL realtor anyone would be lucky to work with. She made an extremely stressful situation during the holidays a reality. I came to Austin, spent 2 weeks on the ground, and got into contract on 2 properties just before Christmas. I lost out on several offers before getting into the 2 I did. Pulling that off was nothing short of miraculous AND the relentless advocacy by Lily on my behalf. I was thinly capitalized and had very little leeway in terms of making offers w/o contingencies. I came from another state, so was unfamiliar with the Austin area market. I learned fast through Lily's education which was priceless. Lily kept my interests as an investor top of mind. My initial strategy was to buy two single-family homes (in Georgetown) with the $ I had to reinvest so as to spread my risk across two properties. When that proved challenging in this highly speculative hot market (offers are often above what a property will appraise for), I started to re-think my strategy, but Lily kept me on track. It would have been so much easier to buy a single higher-priced home vs. 2 entry-level homes. The same commission, double the work (at least) for Lily. She was my advocate all the way. When one home's appraisal came in at significantly less than my offer, Lily fought HARD for me and WON a record appraisal adjustment (not an easy thing, it went even better than we hoped best case scenario). Lily also negotiated a price lower from a corporate Seller who rarely does that. It took 3 days to work its way out but they were the longest 3 days of my life given I was at the 11th hour of my 1031 deadline. If I hadn't been able to pull off both purchases, the stakes were VERY high for me. My capital gains would have eaten up what little capital I had to work with. Lily has built an amazing network of professionals in the Austin market and can totally help you get your place ready for occupancy or rental occupancy. She has contacts in the handyman, contractor, plumbing, electrical trades that can be spun up quickly at fair prices. Gone are the days when a realtor can leave their buyer to go to open houses. Lily had to let me in with the lockbox key into approximately 30 homes over about 10 days. She has an eagle eye for defects and cover-ups. She plans efficient routes, works with busy schedules, and makes you feel like you're her only client. I'm rarely wowed by someone but Lily is truly remarkable.
