An operator's eye
Before real estate, Marc spent thirteen years in hotel operations, front desk to Director of Operations, running 200+ room full-service properties for Marriott, Hilton, and IHG across the Washington DC metro, Philadelphia, and Southern California.

On a recent Westside property, permit research surfaced work that was never legally approved. Marc advised his buyers to walk. They kept their capital and their timeline, and found the right property instead.
How he works
Pricing comes from a one-mile MLS comp set, never an automated estimate. Every buyer receives a written market read on the property before writing an offer, including the HOA reserve position and what the dues actually cover. Sellers know on day one what the market will support and what the first fourteen days should look like.
For investors, Marc underwrites on yield rather than appreciation: gross monthly rent against purchase price, carrying costs, and what the resale pool looks like in five years.
Marc works at full fee. The diligence and negotiation are where clients recover more than any discount would have returned.
Buyers new to the system
Marc was born in the Philippines and has lived in the US since 2011. He speaks Tagalog and works often with buyers navigating an unfamiliar system for the first time. He explains rather than assumes.
