Just a warning, I have a Type A personality; therefore, my statements are based purely on deliverables and comparing this experience with previous similar situations. As someone relocating from Northern Virginia to Austin and not knowing the city, our initial search was based on emotional and personal needs... Little we knew about the unusual house market we were about to face. Here came Allie... Her second-to known real-life business intelligence on the Austin/Texas real estate market, and a very pragmatic way of asking questions, took us through a whole discovery and validation of our aspirations versus what could be achievable, especially in Austin's real estate market. That saved us a lot of time in looking and deciding the best alternatives. She never gave us a "sales pitch." She helped us come to realistic yet doable scenarios, presented every piece of data to help me triangulate our conversations (remember, Type A), and showed command not only on the process of buying a home but all other nuances -some local to Texas- that we needed to know. We finally decided on a property, and right in from the kickoff conversation with the builder, she made it clear to the builder she was representing us and our interest. She asked ALL questions and more, revalidating and clarifying at times what the contract and liabilities were. This comment is like no other. I provide information based on deliverables and benchmarks met on this transaction (from house hunting>analyzing alternatives >contracting). "As I'm sure is common, we know a number of Realtors, so when it came time to select a Realtor, we were considering Allie and someone else that I have a relationship with, and we are very glad we went with Allie. We had about an hour-long conversation with both of the people we were considering, and Allie's organization and details of the necessary research made a significant impression. When we asked Allie what can be done for buyers in such a severely tilted market like this, she regurgitated a 27 point list of things she does to help her clients have the best (most up-to-date information possible), so we know what offers will be competitive, and whether we can make those offers. Even though I have a good connection with the other Realtor, I knew right away after concluding discussions with both of them that Allie was unquestionably the right choice.
In practice, she delivered every excessively high expectation she set in our interview. In our case, for the house we bought, we offered 27% over the asking price with a full appraisal waiver, something we would not have been able to do without Allie's detailed market analysis. She had a table listing various comparable houses that had either recently sold or gone into contract, their list price, the offer price, or the sold price. She also relayed to us what she thought would be a competitive bid. With all this information, we made an offer knowing that while the appraisal gap could be very large, the comparative analysis was evidence that it would likely not be anywhere near the difference between the asking and offered prices. So we made the offer we did, won it [by $1000]. After our third day of looking. But Allie didn't stop there. She also coordinated regularly and thoroughly with our lender to promptly make sure everything was progressing as smoothly as possible and promptly address any potential issues.
I tell our friends that we were lucky in our experience, but only in the fact that we knew Allie. That's where the luck ends because from there, everything that went our way was because of Allie. In my opinion, if any one of the myriads of things Allie did was missing from this equation, we would not have gotten in on a good home for us as early as we did, and by extension, as low a price as possible. After watching friends languish in their searches for nearly 6 months, and some just giving up, I knew that we needed to act decisively and quickly to ensure we paid as little as possible. I contacted Allie based on a recommendation from close friends who bought a house earlier this fall. They moved from an apartment to a home further north, got exactly the home they wanted despite the very fast market, and were comfortable with the pandemic precautions taken (they're more cautious than me).
On the selling side, condos in my complex tend to sit on the market for a while. I wanted to sell relatively quickly and knew my place has a great location but a few issues (colorful paint, iffy management, bad hot water), so I appreciated Allie's market analysis and having a plan to present and market it. The staging guidance was helpful, and the photos were impressive! The viewing process was disruptive since I am working from home and have cats, but it was over very quickly. I was surprised and pleased to have a full-price offer that first weekend, and from a resident-owner rather than an investor. The market is good right now, but my neighbor's unit (comparable, listed with Redfin) didn't sell at all. So I think that working with Compass gave me a very valuable edge.
Again, as a buyer, I found the market analysis useful, especially since offering over list price is now more common. I know Allie did a lot of negotiating with the seller's agent that I never saw, and it was always clear to me that she was acting on my behalf on this transaction. And this was my first time buying a home, so her knowledge of house conditions and issues was invaluable. The transaction with the lender I had previously lined up was very smooth, and the one hiccup was an issue Allie flagged long before the lender noticed it. Both the title company and the contractor/inspector recommendation Allie gave me were great. It's partly luck that a house I liked was listed at a convenient time, but with Allie's advice, I beat several other offers for it. The listings in the next weeks were less interesting, so getting this place probably saved me a double move.
And this doesn't quite fit in with either category, but I liked Compass' team set up a lot. I'm a litigation paralegal, and, in my experience, cases run smoother when the attorneys' support staff are directly and visibly involved. Allie has such a keen understanding of the Austin-metro housing market that my house was under contract (the first step of being "sold") three days after the listing went live. Three days! She got to work from the moment I met her; promoting my house to other realtors, carefully studying the area and comparable homes on the market, hyping up the house as "coming soon" to brokers and the public, and giving me a solid timeline to pack up and prep for the photographer she arranged.
