Mitch Smith is a San Diego real estate advisor with Compass and an experienced residential developer who brings a distinctly different perspective to buying and selling real estate.
For more than 15 years, Mitch has personally acquired, financed, renovated, developed, and sold residential properties using his own capital. His experience includes extensive whole-home transformations, luxury renovations, and ground-up construction across multiple U.S. markets. Because he has made these decisions with his own money at risk, Mitch understands that a property’s true value cannot always be measured by square footage, finishes, or recent comparable sales alone.
It must also be evaluated through the lens of possibility.
Mitch helps clients understand not only what a property is today, but what it could become—and whether the investment required to get there makes financial sense. He evaluates layout, architectural flow, deferred maintenance, renovation feasibility, construction costs, neighborhood expectations, resale potential, and the renovated market ceiling. Just as importantly, he helps clients recognize when an improvement is likely to create meaningful value and when it may simply add cost.

He understands how today’s buyers respond to design, flow, condition, and presentation—and how to distinguish improvements that create a return from those that may not be recovered in the sale.
Mitch’s representation extends well beyond identifying a property or negotiating a contract. When renovation or design expertise is needed, Mitch can also introduce clients to a long-established network of vetted architects, engineers, designers, specialty consultants, tradespeople, and other real estate professionals. He has an established working relationship with URBN Builders, an independently operated residential construction company with dedicated design and project-management resources. For clients who independently choose to engage URBN Builders, its team can provide a structured path from early design and budgeting through construction and project completion. All construction and design services are separate from Mitch’s real estate representation through Compass, and clients remain free to select the professionals and service providers they believe are best suited to their project.
Before entering real estate and development, Mitch served his community for more than three decades as a firefighter and paramedic. That career shaped the calm judgment, direct communication, personal accountability, and problem-solving mindset he now brings to every client relationship. He understands the responsibility that comes with advising someone through a major financial decision, and he does not take that trust lightly.
