"While trying to sell our home and before meeting Pete Russian, our family went through an unsuccessful, frustrating, and stressful experience with an agent from another agency. Needless to say, we were almost ready to throw in the towel and accept that our home was just one that would never sell. Or never sell without giving it away. So after our listing with the unsuccessful agent expired, we took a min to cry, breath, and then decided to interview some agents; if for nothing else, than to get feedback at the very least since we were left with no clue why our home didn't sell. Quite a few agents came in and wanted to restage our house, which we were open to; until the pitch turned into more of redecorating and remodeling overkill. One wanted to change EVERYTHING within our home, and one wanted us to build on an added covered patio. Mind you, our house wasn't that old, our home was very well maintained, extremely clean, and one of us had a little bit of real estate experience; so the house was staged for selling. As for adding on, that was entirely out of the question since in our area's market we would not have gotten back the money put into doing that, let alone make a profit on doing extensive construction like that. Forward to interviewing Pete, the first thing he said after walking through the house as he too was baffled as to why our home didn't sell. So he sat us down and LISTENED to us. That in itself was so refreshing! We told him while we understood not everyone would give feedback, we got only a couple comments from agents of potential buyers; and the comments were how they loved our home and how great it showed, yet nothing more came of it. We also explained how there were a couple of agents that had clients who arrived more than once to view our home, yet nothing came of that either. Upon hearing that, Pete then addressed what the actual root of the problem possibly was. He first explained he was there to help sell our home, not to try to pitch any redecorating, new staging, or adding on, because our house didn't need any of that. He then said, more importantly, the reason to why our home most likely didn't sell was two critical things were missing last time, which was a strong marketing and agent follow up; especially stronger follow up with the agents who had clients that came through more than once! From there, we informed Pete of our trust level in listing with another agent was very low. He did not take offense to that and was actually quite the opposite. Pete said he completely understood, didn't blame us, and that he would never want us to feel locked into anything that was not working for us; so at any time we felt uncomfortable or wanted to back out we were free to do so without any strings attached. We warned him due to our last experience we may become a thorn in his side with calls or texts since communication was one-sided in our previous experience too. He reassured us he would stay in communication with us throughout, that we weren't a bother to him, and he'd email market updates periodically. Lastly, we addressed the asking price, which was all over the place with our last agent, because our family was trying to figure that out ourselves while our agent wanted to price our home at a price that would have been just giving it away. Pete came to not only our rescue but also rescued our home's listing price. He had such confidence in our home, didn't feel at all it was a lost cause, and certainly that it didn't need to be priced at a giveaway price. In fact, after doing correct market research with us, he suggested to price our home back up above what our last listing ended at, but still very fair and competitive with what was trending in our area. Previous to Pete, our home was sitting almost in silence for 150+ days on the market; during a time when most houses were selling like hotcakes in our neighborhood. Then in came Pete, to a very hesitant family, but one that he gave hope back to. Within 17 days, thanks to the exceptional marketing, strong follow up and making himself accessible, we got an offer on our home! Once we accepted, Pete continued to stay on top of things and made sure to be available whenever he was needed! There were a few requests from the buyers during the option period, and Pete and my family worked together to find the best and most reasonable contractors. The sale went smoothly, as did the closing, which Pete also took time from his schedule to join us for! Pete more than exceeded our expectations, earned our trust, and our respect; so much so, that we asked him to help us find a lease (in a short period too). He took us to view homes, some more than twice even. Pete also made the phone calls to the investors or landlords, got our questions answered, and negotiated our offer. In a year or two we'll be looking to build again, and if you guessed that we'd be turning to Pete to represent us during the process of finding land, our next dream home, and a builder, you guessed right!
