Peter Kozak has spent 25+ years working Chicago's North Side and Near-Northwest Side — Bucktown, Wicker Park, Logan Square, Ukrainian Village, Lincoln Square, North Center, and the neighborhoods around them — representing buyers, sellers, renters, and investors across a range of price points.

His approach is built around one idea: tell clients the truth, even when it costs him the business. He's recommended list prices sellers didn't want to hear, and offers other agents wouldn't touch — and more often than not, the market has proven him right. He evaluates what can't be changed — location, structure, taxes, association, resale — ahead of what looks good today, and he's comfortable telling a client to walk away from a deal that isn't right.

Every client is paired with Peter's own vetted attorney, inspector, and lender, so the transaction runs on one standard from start to finish — not whoever's convenient. When a client used their own attorney instead and inspection issues came up, that attorney missed the deadline to extend the review period, putting the client at risk of being forced to close on a home they no longer wanted. It's the kind of failure point Peter builds his team specifically to avoid.

He works with move-up buyers, relocation buyers arriving in Chicago, and owners weighing whether to sell now or wait — and genuinely enjoys the open-ended search, happy to see a lot of homes across a lot of neighborhoods with buyers who know they want to move but haven't settled on where or what yet.

Before real estate, Peter had a professional ballet career, dancing with the Joffrey Ballet, Lyric Opera, and other companies.
