About Ray

Thanks for stopping by Ray Lyon Realty! I’m Ray, and I currently live in Mar Vista with my wife and two kids. Five years ago, we built our custom dream home—complete with a pool and a large outdoor living space. It was a long, stressful, and incredibly rewarding process that taught us a tremendous amount about construction, design, and what adds true value to a home. Before that, we spent 12 years in our remodeled Santa Monica townhouse, which we still own as a rental property. Over the years, I’ve flipped multiple properties across the Westside and now own 35+ investment properties, giving me a unique perspective when advising clients on both primary residences and long-term investments.

I list and sell a significant number of properties both on-market and off-market. One of my favorite parts of this job is taking a listing and transforming it to show at its highest potential. I call it putting ā€œlipstickā€ on the property—simple, strategic upgrades that dramatically increase appeal and value. I work with a team of reliable, affordable contractors to assist with painting, hardware changes, lighting swaps, curb appeal enhancements, and more. I can help you declutter, reorganize, and stage your home to perfection. Combined with my marketing and advertising background—and an amazing photographer/videographer—your listing will receive maximum exposure across all channels. As a result, most of my listings sell over asking with multiple offers.

For families who prefer not to list publicly due to privacy, timing, or deferred maintenance, I also specialize in off-market deals. Some homes—especially tear-downs, heavy fixers, or properties with appraisal challenges—are better suited for cash buyers. I quietly shop these properties to my network of developers and investors, often generating multiple offers and negotiating the strongest price and terms. Many off-market transactions result in land-value sales for new construction or large-scale remodels.

In addition to my own expertise, Alex and I work closely with buyers of all kinds—from first-time homebuyers to seasoned investors with extensive portfolios. We have access to both on-market and private off-market opportunities that aren’t publicly listed. Our lending partners can close quickly and help structure offers with tightened or removed appraisal and loan contingencies, giving our clients a major competitive edge. Throughout the entire buying process, we guide you every step of the way. During escrow, you can leverage our trusted contractors to get quotes for remodels, additions, or cosmetic improvements.
