I’m Robert Kurka, a Seattle-area real estate broker, investor, and developer with a passion for finding opportunities others miss. As a licensed broker with Compass and an investor with JH1 Homes, I help clients build long-term wealth through strategic acquisitions, creative financing, value-add development, and smart real estate investing throughout the Greater Seattle, Tacoma, Eastside, and Puget Sound markets.
Over the years, I’ve been involved in nearly every major investment strategy—from luxury flips and BRRRR projects to Airbnb and mid-term rentals, multifamily investments, house hacks, ADU/DADU development, cottage cluster projects, and large-scale redevelopment opportunities. My specialty is identifying hidden upside in properties and creating a clear path to profitability through strong underwriting, market knowledge, and creative problem-solving.

I break deals down beyond surface-level numbers—analyzing cap rates, cash flow, appreciation potential, development feasibility, zoning upside, construction costs, and long-term equity growth to help investors make confident, data-driven decisions.
I’m also highly experienced with creative financing strategies, including VA loan assumptions, BRRRR structuring, renovation financing, and value-add repositioning. I’ve helped clients secure low-interest assumable financing, structure complex investment purchases, and navigate challenging transactions involving redevelopment potential, distressed properties, and off-market opportunities.
My background in construction and home flipping gives me a unique advantage when evaluating renovations and development opportunities. I work closely with architects, builders, engineers, and contractors throughout the region to help clients maximize ROI while avoiding costly mistakes.
