"My husband and I are not first time home buyers....I believe this was both a positive and negative for anyone trying to assist us with identifying a home. Ruth was very patient. I had some wrong pre-conceived notions about the mortgage lending process - I didn't think we would qualify for several reasons. My husband thought differently which caused some tension between us. Ruth recognized this and knew we both were in need of education. She put us in contact with a lender and his team. He educated us on the new guidelines of lending and helped us to determine how to structure our down payment and pay off debt to qualify for a new mortgage. It took us 6 - 8 weeks of hard work. Ruth hung in there with us. At first, we thought we wanted to build another custom home. I enjoyed the custom home building process, and my husband was seeking 5+ acres with lake access in our price range. The more we looked at land in the LTISD area, the more we realized - the custom home route for the area was probably going to be more expensive than we bargained. Ruth prompted us to look at existing homes. She said there were some great houses with the features we were seeking out there. Being previous homeowners - we had a long list of what we wanted in our next home. So there we go again, being the skeptic. My husband searched and researched MLS listings while I was handling the work with the lender. When we received our mortgage pre-approval, Ruth called us immediately and excitedly asked: \when we going to look at houses?\". We narrowed my husband's long list down to 10 houses. We looked at all 10 in one day. At the end of our home tour, we sat down and started removing the homes that we knew we weren't interested in. We came up with a list of our top 3 homes and made plans to visit each home again. Even though seeing ten homes was exhausting - I'm really grateful that Ruth allowed us to see all ten because it made our decision feel so much more informed and not rushed. During the offer and home inspection process, we felt confident with our offer and requests due to Ruth's knowledge and experience. Ruth didn't walk away when we needed help with the mortgage process. She ensured we were educated and stayed in the mix with us. My Mom and Dad are very familiar with Texas and the San Antonio area as Dad is retired Air Force and had been stationed there many, many times. My parents sold their home in Maryland on December 18th and are now leasing my Grandmother's home back on the family farm. They were looking for a home they could buy in Texas while maintaining a presence back in Maryland too since most of their family lives there.
