Sam Gray is a Nashville real estate professional whose work spans two complementary sides of the city's luxury market — helping clients buy and sell premier homes affiliated with Compass and stewarding investment properties through Cardinal Property Management, the firm he co-founded.

As an Affiliate Broker at Compass, Sam specializes in Nashville's new developments and high-rise condos, backed by direct relationships with the city's top builders and a working knowledge of every major building on Nashville's skyline. He represents high-net-worth clients, builders and developers, relocating professionals, and investors across 12 South, Oak Hill, Belmont-Hillsboro, Forest Hills, The Gulch, Germantown, Green Hills, Sylvan Park, and other premier Nashville neighborhoods. In 2025, Sam Gray Real Estate closed more than $21M in sales volume, served 33 clients, and completed 22 new development transactions. That production earned him GNAR’s First Year Award of Excellence – Gold, awarded to agents who exceed $5,000,000 in qualified gross sales volume and complete at least 20 transactions.

Alongside his work at Compass, Sam serves as Co-Founder & COO of Cardinal Property Management, a Nashville firm purpose-built for luxury single-family homes, high-rise condos, and investment portfolios. Co-founded with Tim Schmid, Cardinal was created on a simple conviction: every home deserves to be cared for the way its owner would. Cardinal Property Management pairs the eye of an owner with the discipline of a fiduciary — handling everything from strategic pricing and tenant placement to maintenance, reporting, and long-term portfolio performance.

A Kansas City native who chose Nashville as home, Sam also attended Belmont University.
