The terrain is gently to moderately rolling, with elevation ranging from approximately 410' to 480' ASL. The topography creates a natural sense of movement and character across the property, enhanced by a network of creeks and draws. Two primary creeks—One Eye Creek and College Creek—converge in the northwestern portion and continue through the center of the tract, ultimately draining southward.
