This farm is located far enough outside of town to host great populations of deer and turkey, but is also just a quick trip to Como for lunch or dinner at one of the multiple great restaurants on Main St. Access is simple with all paved roads from the front gate to I-55, and less than 1 hour to the heart of East Memphis, 40 minutes to the Oxford square, or 25 minutes to the intersection of Hwy 6 & I-55 in Batesville. Whether looking to build a home on rural acreage, or looking for a property to hunt, fish, camp and ride with family and friends, this farm offers a great setting and convenient location. There are 271.59 FSA cropland acres, of which 255.55 are currently enrolled in CRP. The existing CRP contract pays $22,179 per year and expires 9/30/26. That CRP contract is set to renew for another 10-15 year term beginning 10/1/26 with an increased rental rate of $28,366 per year. This increased rental rate offers a 2.49% annual return at the listing price. All fields in both the existing and renewal CRP contracts are enrolled in the CP-1 practice which is to be maintained as open grassland. The timing of renewal provides a new owner with multiple options to control the future management of the property while avoiding the financial repercussions that come with cancelling a CRP contract mid-term. A new owner may choose to keep the same CRP contract, or would likely be eligible to enroll in a different CRP practice to aid in the planting of hardwood or pine trees. A new owner would also have the ability to let the current CRP contract expire without renewal for another term. Doing so would allow the farm to be brought back into agricultural production, converted to cattle pasture, or developed for multiple single-family home sites. The farm is currently leased for deer and turkey hunting, but that lease can be cancelled upon sale. The lessees have expressed interest in continuing to lease from a new owner. For the long term land investor, this hunting lease income plus the renewing CRP contract offer a competitive annual return in line with current farmland sales.
