A portion of the land was previously used as the Hulmeville Borough landfill which has long since been abandoned. There are debris buried underground on a portion of the lot. The current owner initiated phase 1 environmental testing through a grant from the Bucks County Redevelopment authority. The PA DEP is asking for some follow up testing and there still may be funds available from the grant to be used towards the testing. The property is heavily wooded and there are some wetland areas located on the land. In 2016, Hulmeville Borough granted some variances for the current owner to build a 6000 sq ft warehouse facility. The project was placed on hold in 2021 due to the pandemic. These prior approvals demonstrate the Boroughs willingness to consider future redevelopment consistent with LIC zoning. The approvals previously granted by Hulmeville Borough still may be valid. This property is being sold as is. Buyers are responsible for their own due diligence, including, but not limited to the completion of any environmental testing, engineering and Hulmeville Borough zoning and approvals. The Bucks County Redevelopment authority may also be able to apply for grants from the state of Pennsylvania to help with any mitigation or development of this land. Applications to apply for grants are due to the authority in early spring 2026 and if approved, funds would be released in late 2026. Please have your clients do their own due diligence.
