The Bobwhite Farm is located in Greenbrier County near the small farming community of Renick, WV. The property is an easy 35 minute drive on paved state maintained roads through farming country to the historic county seat of Lewisburg and just 45 minutes to the Greenbrier Resort and to the Snowshoe Ski Resort. Jet service to Atlanta and New York is available in Lewisburg. Lewisburg offers excellent shopping, schools, live theater and modern medical facilities. Within an hour-two hours drive are located some of the finest recreational facilities in West Virginia. Whitewater rafting / fishing on the Greenbrier, New River and Gauley River, 2000 acre Bluestone Lake, 919,000 acre Monongahela National Forest and the 80,000 acre New River National Gorge National Park. LAY OF THE LAND

About 7 acres of open land is suitable for growing hay, pasture, orchards, blue berries or row crops. The deep soils are sweet and very fertile, which were highly sought after by the early homesteaders as well as today. The remaining 55 acres is in forest and grown up fields. GREENBRIER RIVER AND RIVER TRAIL

The property is very near the 162 mile long Greenbrier River and also the 77 mile long Greenbrier River Trial with public access to the trail and river just 5 minutes from the property. The Greenbrier River Trail is a rail trail operated by West Virginia State Parks. The trail is a 77-mile long former railroad, now used for hiking, bicycling, ski-touring, horseback-riding, and wheel-chair use. The trail passes through numerous small towns and traverses 35 bridges and 2 tunnels as it winds its way along the valley. Most of the trail is adjacent to the free-flowing Greenbrier River and is surrounded by peaks of the Allegheny Mountains. The Greenbrier River is 173 miles long and is the last free flowing river east of the Mississippi. It is an excellent river to float or canoe and is well known for its large and small mouth bass fishing. It is the gateway to water recreation and fun and is at most times lazy and easy to navigate. The Greenbrier River is formed by the confluence of the East Fork Greenbrier River and the West Fork Greenbrier River in the town of Durbin, West Virginia. From Durbin the Greenbrier River flows southwesterly through Pocahontas, Greenbrier, Monroe, and Summers Counties. It flows through several communities including Cass, Marlinton, Hillsboro, Ronceverte, Fort Spring, Alderson, and Hinton. The Greenbrier River joins the New River in the town of Hinton, West Virginia. ACCESS AND BOUNDARIES

The property is a 61.97 acre parcel that was surveyed by Rickford Walton in November of 2000. Paved road, old fences, field edges and stone walls may be found along some of property lines. State maintained paved highways provide excellent access with about 2/3 mile of road frontage on the Julia Road (County Route 7/1). . Public access to the Greenbrier River and River Trail is a 5 minute drive. UTILITIES AND SERVICES

Currently there is electric and telephone service on the property. Cell phone coverage is spotty in this area at the present time but new towers are being added each year. There is no cable service; however, high speed internet can be provided through HughesNet and television reception though DishNet or DirectTV. There is no public water or sewer available at this time in this area. Drinking water may be provided by drilling a well or developing the existing spring. Sewage treatment may be provided by installing a county approved septic system. FedX and UPS, garbage and school buses run a regular route in this area. The local post office is Renick and the zip code is 24966. TIMBER RESOURCES

The high elevation, coupled with the some nice deep coves and hollows is very conducive to growing extremely high quality timber. Black Walnut, White Oak, Red Oak, Sugar Maple, Hickory, Tulip Poplar, Black Cherry and Mountain Ash are the predominant species comprising the forest. There is an abundant amount of merchantable timber ready for harvest and many trees will classify as Veneer and Overseas export logs. No one can remember the last time the forest was thinned and any evidence of past timber harvesting has long since disappeared. The forest is healthy and there is no evidence of Gypsy Moth or Emerald Ash Borer infestation. There were just a few trees removed about 2 years ago to start cleaning up an old field. MINERAL RESOURCES

The seller will convey all the mineral rights they with the property, including coal, oil& gas, sand and stone. There are no leases currently let on the property. The Marcellus Shale may underlay the property at a depth of 5000' and oil and gas companies are have been doing some leasing in the area for the natural gas. The east coast Marcellus Shale Region is thought to contain enough natural gas to power the United States for over 100 years. The horizontal drilling technology necessary to reach the mile deep shale strata has rapidly evolved and drilling in the Marcellus strata is a reality in WV. The presence of any coal reserves underlying the property is unproven and there has been no known mining activity on the property. TAXES AND DEED INFORMATION

The property is taxed in Greenbrier County, Falling Springs Tax District, Map 48, parcel 41. Taxes for 2012 were $32.24. ZONING

Greenbrier County has no formal zoning in this area of the county. However, there is a countywide Major and Minor Sub-development code that all prospective buyers who wish to subdivide the property should consult with the Greenbrier Planning Commission on. Standard building codes and septic installation codes are in effect throughout the county and all prospective buyers should check with the Greenbrier County Planning Commission and Health Department when considering building or renovating improvements to the property.
