The kitchen window was replaced with the same type of window this fall. PASSIVE SOLAR DESIGN:
The house faces south. In winter the sun pours in the front windows to help keep the house warm, while in the summer, when the sun is higher in the sky, the roof over the front deck keeps the house cooler. The morning sun pours into the kitchen and other eastern windows to warm the house up in the morning, while most of the western windows are small enough to limit heat from the afternoon sun. There are no northern windows. The road is paved, so there's minimal dust, and it is one of the first plowed when it snows. The Apache reservation is across the street with a great view and giving the sense of being out in the country. Yet the multiplex theater, schools, and library are just over a mile away. The post office, fire department, and Safeway aren't much farther and Summit Hospital is fifteen minutes by car. The windows let in lots of light and the view - which can also be enjoyed from the covered front portion of the generous deck. The view looks out across the Mogollon Rim with miles of Ponderosa pines and wildlife. There's public access to Rainbow Lake a half mile away at the end of South Lake Road. That's ideal for launching a kayak or fishing. The neighborhood between is a network of quiet streets that is great for walking, biking, and visiting with people. While many are second homes, there are year-round residents who watch out for each other and their summer neighbors. UTILITIES:
UNS Natural gas heat is cheap; the wood stove can also heat the entire house; the electric baseboards in the bedroom and bath are not really needed. in fact, I've kept those breakers off most of the time. There are two ceiling fans - in the living room and larger bedroom. These are nice to help circulate the heat from the woodstove or on the rare days when there isn't enough breeze to keep the house cool. Water and sewer are both are on the public lines. Both have been turned off and the plumbing was winterized by Roger the Plumber. Navopache electric is reasonable. I recommend Cable One out of Show Low for phone, cable, and internet. The wiring is already in place. OUTBUILDINGS:
The garage is heated, insulated, and partially finished. My family have used it as a guestroom. If you add a room to connect it to the house, you could have twice the house with minimal construction cost. The smaller shed is insulated so well that it is cool in the summer and glass jars of pickles have never frozen in the winter. I do leave the light on for warmth if it's exceptionally cold at night. There is also a light under the house, accessible by reaching through the foundation panel near the bathroom, which I leave on throughout the winter. That's been enough to keep the water pipes sound. There's space between the smaller shed and the garage for gardening or other items and you have the back shed with all of its shelves for storage as well. Personally, I planned on moving it over to the other side of the lilac bush eventually and turning it into an office with a window looking out toward the Rim. The trees have been thinned per forester directions and the fire department left a complimentary note the last time they inspected the neighborhood. The trees with a piece of string around them should eventually be cut â€" I've been using the tops for tall Christmas trees on my deck each year and have left the two tall stumps for birdbaths â€" just haven't gotten around to putting anything on them yet. The raised garden bed has a truckload of topsoil in it. The grapes, raspberries, and strawberries have started to produce. I recommend putting netting over them before they ripen â€" otherwise the birds will eat most of them! The asparagus, artichoke, and rhubarb are just starting and haven't produced yet. The large apple tree was loaded with blossoms last spring â€" but cover them if it's going to frost. The tree closer to the house is a white peach and there is a knee-high Cortland Apple next to the raised bed. There are water spigots on both sides of the house for easy yard care and an additional hot spigot on the eastern side. The yard sink behind the house can be attached to both hot and cold, making it a good place for messy cleanups. It's also nice for gardening purposes and to clean fish.
